Tenants,
We have come up with a Quarterly Preventative Maintenance Inspection schedule that will be
somewhat easy for our tenants and ourselves to remember. All inspections will
be conducted on the SECOND Tuesday of every third month. As a courtesy, we will send out a text and/or email reminder a few days
before each inspection. To ensure that you receive these reminders, please verify
that we have your current contact information on file.
Please be sure that all pets/animals are contained on inspection day. We don't want anyone's dog or cat darting out the door as we enter or exit.
As
explained in your lease agreement, we will be checking for undetected/unreported
maintenance issues, damage, and general sanitation. Some of the issues we will be
looking for include, but are not limited to:

Leaks
under kitchen/bathroom sinks or around toilets/tubs;
·
Air
filters are being replaced by the tenant regularly (dirty filters will be replaced by Management at Resident's expense);
·
Smoke
detectors are operational (dead/missing batteries will be replaced by Management at Resident's expense);
·
Unreported
damage to the unit;
·
A
need for pest control service exists;
·
Adherence
to tenant responsibilities outlined in Arkansas Code Annotated § 18-17-601, to
include:
o
Reasonable
safety and reasonable cleanliness;
o
Trash
is being disposed in a reasonably clean and safe manner;
o
Plumbing
fixtures (toilets, sinks, etc.) are kept reasonably clean;
As
landlords, it is our legal and ethical responsibility to provide our tenants
with a safe and habitable dwelling. The primary reason for this inspection is
to check for maintenance issues that could become very costly if left unrepaired.
We appreciate you notifying us of all issues, big or small, as even tiny
problems can quickly and easily turn into large problems.
While
we don’t expect your home to look like a showroom, Arkansas statues require
tenants to maintain a certain cleanliness and sanitation standard to protect
not only your own health and safety, but also to protect the health and safety
of your neighbors and the structural integrity of the property.
Inspections will be conducted between the hours of 8:00am and 5:00pm. Your presence during the inspection is welcome, but not required. The inspection will only take a few minutes and you can point out any maintenance concerns you may have at that time. Per your lease agreement, "failure to allow Management or agent of Management to perform these checks will result in Resident being fined $25 per occurrence".
